Despite the criticism: Ice rink and housing remain in the proposal

Those who criticize the construction plans have been listened to, says Mattias Häggblom, plan architect in the Råsta-Örvallen project.

Nevertheless, both the ice rink and the new housing block look set to disappear.

It is only in June that the politicians are supposed to take a position on the revised plan for Råsta-Örvallen. The proposal is not yet ready, but Mitt i can tell you about some of the details.

Among other things, the three scenarios in the original proposal (see fact box) have now been boiled down to one.

– We thought it was a good plan to test three different scenarios with different degrees of development to hear how residents and referral bodies reacted to it. It was a good help for us to finally come up with a proposal, says Mattias Häggblom, planning architect.

Balance

According to him, the intention has been to take into account various interests that exist in the area – even those who do not want anything to be built.

– We have tried to make a balance there and take into account their wishes: that it should be airy and green. But we still think this is a suitable place for new sports areas and housing.

New residential blocks are still included in the proposal. According to Häggblom, in the new version they should be adapted more to the existing buildings of Örs and Råsta gård.

The plan for a “sports cluster” in the eastern part of the area also remains. The racket hall’s operations will remain, but may have to move to a new building, according to Häggblom.

More expensive

As previously announced, new football pitches will be built when the ice rink is built.

– We are planning so that they can also be used for baseball, announces the plan architect.

Where will the sports clubs go while it is being built?

– The expansion must take place in stages so that individual businesses are affected as little as possible, but baseball may have to use a different pitch while the new ones are built.

He notes that Örvallen’s ground conditions may require reinforcement and piling.

– It will be more expensive that way, but it is not impossible to build.

As for the cost, the city is still working on producing an estimate.

The area is being developed in stages

When the politicians have said yes to the planning program, it remains for the city to draw up several detailed plans before shovels can be put in the ground.

Norra Sundbyberg in general and the new development in Ör in particular are dependent on a pumping station. The construction of it, as well as new stormwater dams, is therefore the highest priority.

The pumping station is believed to be put into use in 2030–2032. Then there is a construction phase with sports areas and then another with housing.
