In the midst of large players such as Atrium Ljungberg, Castellum and John Mattson, the company Lipid AB, relatively unknown in the real estate industry, will develop approximately 110 homes on 10,850 square meters of GLA.

The slaughterhouse area in Stockholm, south of the Globen, is currently undergoing an extensive transformation, and perhaps primarily Atrium Ljungberg will build a completely new area with housing, offices and restaurants here. Corem, Castellum and John Mattson also have projects in the area.

In the middle of the area there is also a property owned by an actor who may have been here the longest of all.

Hjälpslaktaren 4 is the name of the property owned by Erik Dahlin’s company Lipid AB, which operates in real estate and other capital investments. The property is one of two freehold properties in the area and was bought by Erik Dahlin’s father, Alf Dahlin in 1980. The other was bought by Atrium Ljungberg in 2017.

– Dad started as a butcher’s apprentice right after the seventh grade as his parents could not afford to let him continue his studies. He worked his way up and eventually became the owner of Sweden’s largest privately owned cutting company, Fyra Styckare. Then he sold the business in 1983, but kept the property, says Erik Dahlin to Fastighetsvärlden.

Already in the 1990s, there were large building plans for the Slaughterhouse area after the Globen was completed in 1989, where, among other things, a lot of office space was planned. But these had to be put on hold due to the real estate crisis.

– Advance notice for a new house was granted and the plans were well advanced when one day he came to the bank and was met by his contact person half-running towards him in the corridor and with panic in his voice announcing: it’s cancelled, it’s cancelled!

The property continued to be used by the meat industry, although it has shrunk over time due to international competition, and the last company will now move in a few weeks. The plan then is to demolish and build new.

In total, within the entire area known as stage 2B, which also includes Atrium Ljungberg and John Mattson, approximately 540 apartments are planned, approximately 60 percent condominiums, and 40 percent rental properties. In addition to this, approximately 45,000 square meters of BTA offices, two parks and reconstruction of existing streets are also included in the detailed plan. If everything goes according to plan, the detailed plan should be completed by the end of 2025 and construction may start in 2028-2029 at the earliest.

– I am satisfied with the current proposal. If I hadn’t established myself in my housing career, I would have been interested in the Slakthus area, which will be an excellent area with proximity to concerts and other entertainment, says Erik Dahlin.

Given all the other players operating in the area, there were no plans to sell?

– My general opinion is that everything is for sale at the right price, but I think there is a bigger upside if I develop the property myself. I do not rule out bringing in a partner via a joint venture arrangement, but the future will tell.
